June 25, 2022: The real estate market is cooling off here on Cape Cod. Things are slowing down dramatically. My own referrals have dropped off by 75-90%. Homes are staying on the market longer, some home prices are actually being reduced, open house traffic is way down and the number of offers per listing is down dramatically. Unfortunately, however, prices are not coming down nearly as dramatically here as they are in other markets. This may change in the next couple of months as current market conditions take a few months to show up in the statistics from our local MLS association.

All figures are based on the median sales price for the year to date, May 2022. These figures are based on data from the Cape and Islands Association of Realtors. The list does not include figures from Martha’s Vineyard, Nantucket, or Wareham.
